Laguna Beach – Real Estate Activity in October 2009

There were 29 closed sales in Oct. 2009 in Laguna Beach. That’s about the same amount as 2005 and 2006 during the same month.
All the sales were less then $2m but it appears that more people are buying in the $1.5m to $2m with 6 sales in this range.
You can get quite a bit of house in this range since these homes were most likely in the $2.5+ range not to long ago.
12 of the homes sold were less then a million and 9 were sold between $1m and $1.5m.
From my vantage point it appears a lot of the buyers are second home buyers. They’ve been waiting on the sidelines for quite a while and feel it is a time to strike. A lot of my clients fit in this category.
I help my clients with videos of new listings that will give them a vantage point that they can not get with a normal mls property description.
But if you see a good deal you got to move fast.
Just this last week a place on Cortez went on the market for $750k and it is now in escrow. My video showed what a great view house it is and on a great lot.
Is the momentum going to keep going. Well 20 homes are in the pending escrow stage, which is where contingencies have been removed. The are 50 in backup escrow status which when combined the 70 homes in escrow are the largest amount in 7 years.
As of today 5 listings sold this month.
